Clarification for future guests: this is essentially an in-laws' apartment attached to the owner's main house. You share gated entry to property, grill in driveway, and pool area with owners, who by and large keep to themselves (we rarely saw them).
As of this writing there is one air conditioning unit, upstairs in the living/kitchen area. The two bedrooms downstairs were stuffy in the extreme heat, so the four of us purchased fans to up the comfort factor.
Again, as of this writing, WiFi connection is actually in main house and as such is unreliable. Do not plan to use in entire apartment or stream/download.
Kitchen is adequate, but small--really only room for one person to cook. We had trouble with the oven temperature.
The host was extremely communicative, friendly and kind. They have two cats and a dog whom you may occasionally encounter outside. The outdoor space here ultimately wins the day; the pool is just lovely, perfectly maintained with minimal chemicals, and boasts a view of the Todi countryside. The patio attached to the apartment has a large table that allows for outdoor dining in full shade overlooking a yard filled with flowers, plants and olive trees, and there's a patio on the pool deck as well equipped with power and a bluetooth speaker plus chairs, table, hammock. We even watched the annual hot air balloon festival launch from a field nearby. Washing machine and dishwasher worked well, and the apartment was spotlessly clean. Overall I do recommend, especially for two people who will make liberal use of the outdoors when it's not oppressively hot.
